The Real Estate Market in Palm Beach County has FLIPPED for the FIRST TIME in over 5 years. A majority of the towns in Palm Beach County have now entered either a buyers or neutral market. Which is odd for many sellers, as they are used to their homes flying off the market in a matter of days with offers over asking price. This is NO LONGER the case. Which many agents will not admit, because they are worried what that means for the Real Estate Market. Honesty is what sellers need, it is our job to inform you on accurate and up to date information in order to price your home strategically in the given market. Before I get in to the data, here is PROOF that the market is in the process of a major shift. I spoke with six agents in the local market who held open houses this weekend, some hosting Saturday and Sunday. Four of the agents had not a single potential buyer walk in the front door and the two other agents had combined only three groups walk in. To no one’s surprise FIVE OUT OF SIX of those properties are priced above what their agent recommended them to price at. To put it in perspective in the peak of the market, our open houses were getting no less than TEN potential buyers in a 2-3 hour open house. If that does not set off some alarms, this next data will probably. THE FACTS: ** SOLD listings are DOWN 51.46% as of February 2025…** * March 2022 there were 581 SOLD listings and February 2025 there was only 282 SOLD * ** Sales are down but number of listings are UP (not just a little either)** * Listings are up by a whopping 226.12% ( March 2022 there were 777 active listings, February 2025 had 2,534 ACTIVE LISTINGS) * ** Time to sell a listing also UP 132.16% sitting at around an average of 86 Days on Market. ** If you are looking to sell your house now, you NEED to use an agent that is profound in marketing along with knowing how to price your home according to the market. The longer a home sits on the market the less attraction it receives which ultimately results in what we call “low ball offers”. The most competitive days on market are your first two weeks listed, buyers feel a sense of competition in those first two weeks and experience a psychological effect on the fear of missing out on the property that is priced properly.
